<p>An Auction gives the most accurate market price in a competitive forum.</p>
<h5>Five benefits of the auction process are:</h5>
<p><strong>1) Serious Vendor</strong></p>
<p>Many properties can be listed for sale through various forms of advertising (internet, newspaper etc), however these properties may never receive any, or little enquiry. Most markets are currently characterised by an increased number of properties for sale, and with fewer qualified purchasers.</p>
<p>If “target marketed” correctly, the auction process will capture increased purchaser enquiry and decrease the time to sell the property. You will be dealing with <strong>serious buyers</strong>.</p>
<p><strong>2) Reduces The “Days On Market”</strong></p>
<p>Statistics show that the auction process significantly reduces the time to sell the property when compared to the private treaty process.</p>
<p>Using the current high supply and low demand characteristics within many markets, a correctly targeted auction campaign will always increase the amount of purchaser enquiry, thereby allowing the Vendor the chance to have a competitive buying and bidding environment via a deadline process.</p>
<p><strong>3) Structured Selling Plan</strong></p>
<p>The auction process is just that – a process! Your agent will explain the whole process from start to finish at the commencement of the targeted auction campaign, and will keep you informed all of the way through.</p>
<p><strong>4) Competitive Bidding</strong></p>
<p>We have all seen auctions where there are multiple bidders who compete for the purchase in the open forum auction environment. As a Vendor, why not engage an auction strategy which will allow this to happen.</p>
<p>When a property is unique and “highly sought after” (therefore low supply and high demand), the auction process will ensure competitive bidding. Conversely, if a property is within the low demand, high supply category, the auction process will allow your Agent to capture the qualified buyers and use the deadline of the auction to transact the sale sooner.</p>
<p><strong>5) Unconditional Exchange</strong></p>
<p>Cash, unconditional. Not subject to finance, building &amp; pest inspection and cooling off period when the property is sold under the hammer.</p>
<p>If the property doesn’t sell under the hammer, you are increasing your chances of receiving an unconditional exchange by capturing more qualified purchaser enquiries.</p>

<p>Just like January &amp; February, <strong>Brisbane Commercial Property</strong> in March has continued to see a large amount of transactions. I can officially confirm we aren’t just witnessing a spike but improved conditions throughout the commercial industrial sector across Brisbane’s south side. My colleagues on the north side have also recorded a strong first quarter.</p>
<p><span id="more-296"></span></p>
<p>The appetite for good quality <em>commercial investment property</em> in the sub $3m range is high. I assume many investors are avoiding the share market due to the ongoing volatility and preferring the safer haven of bricks and mortar, once again.  Good tenants, with long term leases, bank guarantees and a quality functional property are still being sort after by cashed up investors wanting more then anything, security for their funds.  Keep your eyes open on the potential from mainland Chinese investors which should hot up this year.</p>
<p>In recent blogs I spoke about the importance of good solid governance to create confidence in the marketplace. I heard similar sentiment from clients, business owners and prospective buyers leading up to the Queensland state election. I can’t believe how poorly the Queensland ALP listened and connected with voters. They ran a very negative muck racking campaign against the LNP. Saying it back fired is an understatement!</p>
<p>What have we learnt and more importantly what have the two major parties learnt?</p>
<ul>
<li>Don’t break promises.</li>
<li>Have a constructive plan and vision.</li>
<li>Be positive and <span style="text-decoration: underline;">stop</span> the mindless muck racking.</li>
</ul>
<p>Very simple, I hope you’re listening Miss Gillard and Mr Abbott. Congratulations Mr Newman for listening plus your vision and passion for the people of this great state. Just keep your promises.<strong></strong></p>
<p><strong>So what has been happening in both the national and Queensland commercial real estate market?</strong></p>
<p>WA is still the strongest industrial property market, with the state index rising to +7 points (+5 points in Q3), The market in WA is reportedly being supported by rising industrial requirements from mining/resource companies with population growth also contributing to demand from the distribution, importing and services sectors. Conditions also improved in Queensland where the resources sector is also contributing to demand, but the state index remained negative (-12 points). In contrast, the NSW state index fell to -18 points (+3 points in Q3).</p>
<p>Across the country, 38% of commercial property auctions cleared over the week ending 16 March 2012.  Over recent weeks, the auction clearance rate appears to have settled at slightly lower levels than what was recorded in late 2011.  Over the most recent four weeks 92 <em>commercial properties</em> have sold at auction with a total value of $77.107 million.</p>

<p>My commercial agency team had a cracking start to the month with winning The Real Estate Institute of Queensland’s 2011 commercial agency of the year award (Raine &amp; Horne Commercial Brisbane Southside), putting it in the running for the 2012 Real Estate Institute of Australia’s national awards for excellence to be held in Darwin during March.</p>
<p><span id="more-283"></span>The agency was recognised for its business development plan, professional development, marketing strategies, significant <a title="Selling Your Brisbane Commercial Property" href="http://brisbanecommercialproperty.com.au/selling-commercial-property">commercial property sales</a>, property management listings and customer service record. This is the most prestigious <em>commercial property</em> award in Queensland &amp; credit must go to my Directors Joseph Grasso &amp; Nick Comino.  Their professionalism and leadership is second to none. What makes this award even sweeter is it was in recognition for our hard work during the Brisbane floods which devastated many our client’s commercial properties in areas such as Rocklea, Yeronga, Darra, Seventeen Mile Rocks  &amp; Sumner.</p>
<p>January’s positive start has flowed into February and many transactions have been written. If this trend continues into March and April I can confidentially say the <strong>brisbane commercial property</strong> market is buoyant once more. The big question is will the trend continue?</p>
<p>Despite weak business conditions in the manufacturing sector, namely due to the strong Australian dollar, the <em>Brisbane industrial property</em> market is being supported by increased demand for warehousing and logistics. Aside from the limited availability of large prime facilities in most markets, industrial property is benefiting from the rise in demand for goods ordered over the internet, while the mining sector is contributing to demand for industrial space in WA and Queensland – a trend that is set to continue in the next few years. Just this month I leased a 1,021sqm building (Yeronga) for an internet based business, plus we’re currently negotiating a few leases for mining serviced based businesses.</p>
<p>Hopefully the federal ALP leadership spill is finally over. We desperately need to restore confidence, and this can only be achieved with an effective and proactive government. We are simply not seeing this from our elected leaders and it’s has had a negative effective. Perhaps an early federal election will sooth business anxiety?</p>
<p>RP Data can record in Brisbane over the last three months to the end of February 2012, 13 sales were recorded for a total of $231.8 million; with $220.5 million for commercial and $11.3 million for commercial strata. The 12 months leading up to February 2012 recorded 67 sales for a total of over $1.0714 billion, significantly higher than the $792.1 million recorded for the same time period the year before.</p>

<p>January is always a good time to reflect on the previous year and predict what you think will happen with the <strong>Brisbane Commercial Property</strong> market in the coming year. The property dooms day predictions have been proven wrong when looking back on a rollercoaster 2011. Predictions of a 60-90% drop in value were completely out of whack. Brisbane had a slide of just over 8%, an excellent result considering the initial fear in the market.</p>
<p><span id="more-262"></span>The outlook for <em>commercial real estate</em> in 2012 is a lot more positive &amp; stable. Queensland hasn’t had the bad start to the year compared to 2011’s natural disasters, which really did knock the wind out of us. Consumer confidence is increasing locally, and so is the all important US consumer. Unemployment in the US is decreasing consistently. Asian economic growth forecasts are also positive. Australia more and more is influenced on what is happening with our closet neighbours.</p>
<p>As a <a title="Commercial Real Estate Agents Brisbane" href="http://brisbanecommercialproperty.com.au/commercial-real-estate-agents">commercial real estate agent</a>, only three issues have me worried for the commercial property outlook for 2012: The European debt crisis; the strong Australian dollar and the Federal Governments spending spree.</p>
<p>The major elephant in the room is Europe’s debt crisis. No one can predict what is going to happen? France’s rapidly increasing debt is becoming a major concern. My feeling is there will be a tough resolution &amp; Europe will stabilise. Europe regularly encounters dark times and comes out far stronger. The downside is Australian banks will find it hard to buy cheap money, which in turn will make it harder for people to obtain commercial property finance.</p>
<p>The other issue is our dollar. Great if you want to travel or purchase items from overseas. The reality is we rely on mining exports, tourism &amp; manufacturing. The high dollar makes it hard for our trading partners to purchase Australian goods. Hopefully our dollar will drop below $0.90 US.</p>
<p>I was always taught never to discuss politics. All I’ll say is this government needs to channel most of its spending on nation building programs such as improved road, rail and regional airport networks. As the great politician Teddy Roosevelt said “if you build it, they will come”.</p>
<p>So what has been happening in both the national and Queensland commercial real estate market?</p>
<p>According to RP Data’s latest national commercial property auction results the clearance rate for the week ending 23 December 2011 was 20 precent. Over the four weeks to 23 December 2011 there were 128 successful auctions with around $145 million of stock changing hands*.</p>
<p>The recent sales summary for Queensland from July 2<sup>nd</sup>-January 27<sup>th</sup> 2012 (excluding auctions) equalled $2,098,003,000 in total. This accounted for 413 sales, of which 159 were industrial sales. The total for the industrial sales was $364,992,000*.</p>
